Roads Updates

As you know we've signed a contract to have all the roads, except Pueblo Del Sol done this summer. Pueblo Del Sol will require a lot more work than any of the inner roads, is in pretty good shape except for a lot of bumps and will hold for another year or 2. This page will keep you up to date on the progress of the job.

The expected dates of construction are:
June, sometime. Remove the worst sections of the roads, patch with asphalt, and smooth out.
July, sweep the roads, apply a double layer of chip seal.
Late September or early October, sweep the roads, apply a fog seal.

I will add pictures as I get them from the contractor, or other people. Check back often to see the updates.


What's with all the white paint on the roads?
On the day the Board approved and signed the contract, Brent did an inspection of the roads, and marked all the places to be removed in June.

There's a lot of places to be fixed!!!

Patching is done according to Brent. This is just inside the front gate, in front of Bob and Joan's lots. Looks like a good job of blending.

I don't know where this patch is, but they sure took out a big hole!


The speed bump in front of the clubhouse. Gone, gone, gone. Nothing but smooth road.


In front of the pool and lot 83.

I'm not sure where this is, but I remember seeing it as I walked the streets taking the before pictures. Middle of the street and it was down to dirt.

This is the street just at the curve of, and in front of Tom and Myrt's lots. There was a real problem here. Hopefully it's a problem no more.

In the front gate, and turn right. This area had some big holes and patches. This fix took a bit of asphalt.

OK, lost again. If you recognize the lot, let me know.

A note from Sherm Heathers to Bill Genoway:

Bill, per your request, I did a very quick drive-thru at TDS. It appears that the contractor has spent quite a bit of time there recently as there are a good number of patches. I assume that you are having him do this in steps and that the fog seal on all road surfaces (except Pueblo del sol) is next. I also did not see any remaining painted circles so I assume that he got all of the areas patched that had been marked earlier and that he had originally intended to do. It looks like he also tried to feather out all areas that he patched so that they blend in with the road surface, unlike the speed bumps on Pueblo del sol.

If my count is correct, the main entrance has 4 patches, Vista del sol - 4, Tempo del sol - 8, Plaza del sol - 10, Fiesta del sol - 17, and Pueblo del sol - 0. Some are quite small, others are quite large.

All of the above images without comments were sent by Brent Scott, our main contact at Sunland, on June 18th. They don't need a lot of comment, but they do show that the job is getting done.

The schedule date for the chip seal is August 1st.
And here it is on August 1st. On schedule and the second phase is done.

This is the message I received from Scott, our contact at Sunland, in his email with the pictures:

Bob,

I was on site this morning while the Chip Seal portion of the work is being complete. Wow what a difference. I think the home owners will all be very pleased. Remember it is still a chip seal so as not to expect a new pave; but it really looks good. The guys are making a great effort to get right in tight to the existing curb line to try and fill that edge so as to keep the water out of the joint. I took some picture of both applications being put down.

Next step is to come back later in the year when weather is cooler and post sweep then Fog Seal. I will be in touch with you when we get close to that time. We are looking to try and get that done before the end of the first week in Oct. just a ball park date…we want to get it done before all the home owners get back to town. Maybe that way we can get it all done in one day rather then two days, plus……it would be nice to have everyone come back to nice new looking streets.
